Escrow inspections & appraisals
Offer & Deposit
A purchase agreement is a legally binding contract between the buyer and seller. To keep the process on track:
- Keep It in Writing: Document all agreements, counteroffers, and addendums. We’ll help organize the paperwork.
- Meet Deadlines: Follow the contract timeline to avoid delays. We’ll guide you through each step.
Title & Ownership
A title company or attorney manages closing, holds the deposit in escrow, and verifies the property’s title, including any liens, easements, or restrictions. Consult an attorney or tax advisor about how to hold title, as ownership structures have different legal and tax implications.
Inspections
Schedule a professional inspection within the contract deadline. Additional inspections may cover the roof, HVAC, or structure. Commercial properties may require environmental assessments. We can recommend qualified inspectors.
Based on the findings, you may remove contingencies or renegotiate the purchase terms.
Financing & Appraisal
Stay in touch with your lender and provide requested documents promptly. An appraisal may be required to confirm the property’s value. Check with your lender at least two weeks before closing to ensure your loan is on track.
Approvals & Insurance
If association approval is required, submit all applications and fees promptly and schedule any necessary interviews.
Lenders typically require property insurance. Compare policies and consider ways to save:
- Higher Deductibles: May reduce your premium.
- Discounts: Ask about savings for security systems and safety features.
- Coverage: Insure the structure’s replacement cost, excluding land value.
